Det inneb\u00e4r att priserna har legat i stort sett stilla sedan f\u00f6rra \u00e5ret. <\/p>\n<p><meta content=\"cutoff\" name=\"cutoff\"\/><\/p>\n<p>D\u00e4remot \u00f6kade antalet s\u00e5lda villor. Totalt s\u00e5ldes 412 villor, att j\u00e4mf\u00f6ra med 405<br \/>\nunder 2024. Genomsnittspriset per kvadratmeter landade p\u00e5 35\u00a0887 kronor, vilket \u00e4r ungef\u00e4r samma niv\u00e5 som f\u00f6rra \u00e5ret. <\/p>\n<h2>\u00d6kande priser p\u00e5 b\u00e5de villor och bostadsr\u00e4tter i Sverige<\/h2>\n<p> Totalt s\u00e5ldes 59\u00a0375 villor i hela Sverige under 2025, vilket \u00e4r 3\u00a0020<br \/>\nfler \u00e4n \u00e5ret f\u00f6re. Villapriserna \u00f6kade ocks\u00e5 \u00f6verlag med tre\u00a0procent i riket som helhet. <\/p>\n<p> Antalet s\u00e5lda bostadsr\u00e4tter uppgick till 106\u00a0819, vilket \u00e4r 859<br \/>\nf\u00e4rre \u00e4n \u00e5ret f\u00f6re. Priset per kvadratmeter \u00f6kade dock med en\u00a0procent.<\/p>\n<p>Bostadsmarknaden bromsade in kraftigt n\u00e4r r\u00e4ntorna h\u00f6jdes 2022, men sedan 2023 har b\u00e5de priser och antal aff\u00e4rer \u00f6kat.<br \/>\nDe senaste villapriserna ligger omkring tio procent l\u00e4gre \u00e4n vid pristoppen i mitten av 2022. Bostadsr\u00e4tterna \u00e4r ungef\u00e4r fem procent l\u00e4gre.  <\/p>\n<p>\u2013 Under prisnedg\u00e5ngen som inleddes 2022 tog villamarknaden s\u00e4rskilt mycket stryk med \u00f6kande bor\u00e4ntor, skenande energipriser och driftskostnader. Men flyttbehovet fanns kvar. N\u00e4r nu r\u00e4ntan har stabiliserats, energipriserna \u00e4r hanterbara och kostnads\u00f6kningarna \u00e4r begr\u00e4nsade v\u00e5gar man g\u00f6ra slag i saken och flytta till huset man l\u00e4nge velat ha, s\u00e4ger Hans Flink som \u00e4r f\u00f6rs\u00e4ljnings- och aff\u00e4rsutvecklingschef p\u00e5 Svensk M\u00e4klarstatistik.<\/p>\n<p>Han beskriver villamarknaden som lika aktiv nu som under pandemi\u00e5ret 2021, medan bostadsr\u00e4ttsmarknaden ligger p\u00e5 ungef\u00e4r 2018-niv\u00e5. <\/p>\n<p>Prognosen f\u00f6r 2026? Fortsatta pris\u00f6kningar, om inget of\u00f6rutsett intr\u00e4ffar.<\/p>\n<p>\u2013 Bostadsr\u00e4ntorna, inflationen och energipriserna ligger p\u00e5 en f\u00f6ruts\u00e4gbar niv\u00e5. Den framlagda regeringsbudgeten \u00e4r offensivt inriktad p\u00e5 \u00f6kad konsumtion, d\u00e4r bostadsmarknaden l\u00e4r f\u00e5 en injektion, s\u00e4ger Hans Flink. <\/p>\n<p>\u2013 \u00c4ven de f\u00f6reslagna l\u00e4ttnaderna f\u00f6r kontantinsatsen, samt slopandet av det sk\u00e4rpta amorteringskravet stimulerar bostadsmarknaden och d\u00e4rmed priserna.
