Planen m\u00f6jligg\u00f6r f\u00f6r tolv nya villatomter, med fokus p\u00e5 att bevara omr\u00e5dets lantliga karakt\u00e4r och ta h\u00e4nsyn till n\u00e4rliggande h\u00e4stg\u00e5rd. Nu g\u00e5r planen vidare till kommunfullm\u00e4ktige f\u00f6r antagande.<\/strong><\/p>\n<p>\u2013 Det h\u00e4r \u00e4r ett exempel p\u00e5 hur vi kan utveckla landsbygden p\u00e5 ett varsamt s\u00e4tt. Planen inneb\u00e4r ett litet men viktigt tillskott av bost\u00e4der och anpassas till det omgivande landskapet, s\u00e4ger Mikael Berglund (S), byggnadsn\u00e4mndens ordf\u00f6rande.<\/p>\n<p>De planerade tomterna f\u00e5r en minsta storlek p\u00e5 2 000 kvadratmeter, och bebyggelsen ska utformas med tr\u00e4fasader och sadeltak med centrerad nock. Komplementbyggnader till\u00e5ts, men ska vara frist\u00e5ende och f\u00e5r uppta h\u00f6gst 80 av de totalt 200 byggbara kvadratmetrarna per fastighet. Varje fastighet ges en utfart, och huvudbyggnader ska placeras minst fyra meter fr\u00e5n tomtgr\u00e4ns.<\/p>\n<p>F\u00f6r att minska p\u00e5verkan fr\u00e5n en intilliggande h\u00e4stg\u00e5rd har en spridningsber\u00e4kning av h\u00e4stallergener tagits fram. Resultaten visar att p\u00e5verkan fr\u00e5n ridbana och hagar kan begr\u00e4nsas genom ett s\u00e4kerhetsavst\u00e5nd p\u00e5 cirka 40 meter till ny bebyggelse, samt genom att bevara befintlig skogsmark som buffert.<\/p>\n<p>Dagvatten f\u00f6resl\u00e5s hanteras lokalt inom varje fastighet. F\u00f6r vatten- och avloppsl\u00f6sningar m\u00f6jligg\u00f6r detaljplanen flexibilitet. Vatten och avlopp kan antingen l\u00f6sas enskilt p\u00e5 varje fastighet, eller genom en gemensam anl\u00e4ggning i planomr\u00e5dets s\u00f6dra del. Avrinning sker mot \u00c5hed\u00e5n, och s\u00e4rskild h\u00e4nsyn har tagits till recipientens k\u00e4nslighet.<\/p>\n<p>Detaljplanen har tagits fram med ett ut\u00f6kat planf\u00f6rfarande eftersom omr\u00e5det inte \u00e4r utpekat f\u00f6r bost\u00e4der i g\u00e4llande \u00f6versiktsplan.
